DNG Residential Market Review Q4 2022
The latest results of the DNG House Price Gauge (HPG) recorded a small decrease in the average price of a resale property in the capital during the fourth quarter of 2022. This is the first quarterly fall in values recorded by the HPG since the onset of the coronavirus pandemic in Q2 2020. Price growth in the capital’s residential market had softened but remained positive in Q3 last year, in line with previous forecasts however, in the final three months of the year average values slipped by -1.6%.
KEY FINDINGS
• The average price of a resale property in the the capital fell by 1.6% in the fourth quarter 2022.
• The annual rate of price inflation slowed to 3.1% in the year to December.
• The average price of a resale residential property in the capital stood at €514,998 at the end of 2022.
• Prices in the capital remain 28% below the previous market peak seen in 2006.
